NAVIGATING LOSS WHILE TAKING ON THE STRESS OF SELLING A HOME...FROM ANOTHER STATE...CAN BE OVERWHELMING, SO WE CRAFTED A PLAN TO RELIEVE AS MUCH OF THAT BURDEN AS POSSIBLE. 
 
THE HOME WAS FULL OF THEIR BROTHER’S BELONGINGS, SO THEY FLEW IN & CHOSE ITEMS TO KEEP & WE TOOK IT FROM THERE.
 
 
*The home sat vacant for awhile and the before photos below were taken after the family quickly went through all belongings. We find it important to share this info to paint an accurate picture, while maintaining respect and dignity of their loved one.

- OUR TEAM ASSESSED THE HOME & CREATED A PLAN TO GET ON MARKET.

 

-WE PARTNERED WITH LOCAL NAVY SAILORS NEEDING VOLUNTEER HOURS & THEY HELPED PACK OUT THE HOUSE & DONATE ITEMS.

 

-WE DEEP-CLEANED, HAD THE CARPETS PROFESSIONALLY CLEANED, & JEFF PAINTED THE LIVING/DINING ROOMS TO FRESHEN UP THE AESTHETIC.

 

-WE STAGED THE HOME & HIRED A PROFESSIONAL PHOTOGRAPHER & VIDEOGRAPHER TO CAPTURE IT IN ITS BEST LIGHT.

 

-WE HELD OPEN HOUSES, DOOR-KNOCKED THE NEIGHBORHOOD, & PUSHED OUR MARKETING CAMPAIGNS TO GET EYES ON THE HOME.

3. POTENTIAL HICCUPS - NO WORRIES!

 

WE KNEW THE ROOF WOULD MOST LIKELY BE CALLED OUT BY THE INSPECTOR OR APPRAISER DUE TO IT’S AGE, SO WE GATHERED REPLACEMENT BIDS FOR THE SELLERS & WORKED IT INTO THE LIST PRICE.

 

THIS HELPED US ASSURE POTENTIAL BUYERS IT WOULD BE TAKEN CARE OF, & WE SAILED THROUGH THE APPRAISALS BECAUSE WE CAME PREPARED.

 

THE HOME WENT UNDER CONTRACT AFTER RECIEVING MULTIPLE OFFERS WITHIN THE FIRST WEEK.... AND THEN THE BUYERS BACKED OUT AT INSPECTION WITHOUT A SPECIFIC REASON. SO, WE QUICKLY PUT THE HOME BACK ON THE MARKET AND WENT PENDING AGAIN SHORTLY AFTER.

4. MOVING FORWARD
 
WE KEPT OPEN LINES OF COMMUNICATION WITH THE SELLERS (AND THEIR ATTORNEY), NEGOTIATED THROUGH INSPECTION, SAILED THROUGH THE APPRAISAL, & CLOSED RIGHT ON TIME.
 
ESTATE SALES CAN BE HEAVY & WE ARE SO THANKFUL THIS FAMILY TRUSTED US TO SERVE THEM, ADVOCATE FOR THEM, & HELP THEM WRAP UP THIS BITTERSWEET CHAPTER ON WHIDBEY ISLAND.
